Century 21 Carole White Associates Is A Full Service Designated Agency Brokerage

Being a ‘Designated Agency’ brokerage means that our agents work exclusively for either their seller-client or buyer-client in a real estate transaction—never both.  We have adopted this business model because we believe it is in the best interest of our clients to do so.  Because our agents represent only one or the other party to a transaction, risk is significantly reduced for all parties involved.  As part of our fiduciary obligations to our clients, we deliver on the promise of full and uncompromising representation, and, moreover, are committed to our duty of protecting and advancing the interests of those we serve.

Regarding our fee for service, we only get paid upon the successful completion of a transaction—and the fee is based on a negotiated percentage of the sales price.  The typical listing agreement term is 180 days, which is the amount of time necessary for a property to experience full exposure to the market.  We also cooperate fully with other licensed brokerage houses—that may or may not have membership in the multiple listing service of Massachusetts—who are compensated from the proceeds of the agreed upon commission, and/or from the transaction itself.

Full service means less stress and a much smoother transactional experience for our clients.  During the transaction cycle—from pre-listing to post-closing—we will facilitate:

  • An aggressive marketing campaign utilizing Internet, print and cable medias to ensure full exposure of your property to the market.  More exposure means access to more people, and the more people that preview the property the better the opportunity is to realize the highest price and the best terms from received offers.

  • Ensure that all offers are delivered to you forthwith.  We will assist you in negotiating any offers in order that we may achieve maximum value for your property.  We will also assist in pre-qualifying prospective purchasers so as not to waste your time, or valuable time marketing the property.

  • Monitor the lending process carefully, making certain that all dates, from a timely loan application submission through to the loan commitment, are strictly adhered to in order ensure that the closing occurs without delay. 

  • Guide and inform you through the entire process, and manage the transaction to its successful completion.  Our goal for our clients is to make sure they receive the highest price and the best terms for their property, and to do so in a timely manner.  We will work in partnership with you and keep you informed every step of the way on market conditions, buyer feedback and local real estate practices and procedures.  We may also make ongoing recommendations for improvements to the property, if any are needed, and for price adjustments based on carefully considering what is going on in the market in order to best position the asset for a successful sale.
