28. Submit offers to you only from qualified buyers with current pre-approval letters.

29. Explain to and educate you all local real estate laws, customs and procedures.

30. Submit to you all written offers and assist you with strategy, negotiations, and counteroffers.

31. Review with you all the "costs of sale" associated with selling your home and provide you with an estimate of your net proceeds so you fully understand all financial implications prior to accepting an offer.
